Good morning! Listening to a few of the webinars and the art of analyzing deals keeps screaming at me as a weakness I need to work on. I'd love to network with some fellow rookies and hop on a Zoom call once or twice a week to work through some random houses on the MLS (I'd provide link and virtual drinks lol) to build our confidence and knowledge base.

Afterwards would love to connect with an experienced investor to quickly gloss over a few to see if we've headed in right place, (this might require real drinks if in Houston! lol)

I think I've Found It!!! After a month of analyzing deals for practice. I think I've found the first true Duplex I want to pursue! However, currently, the location has tenants in so I can't get a good look at the properties. I know from the pictures, there are opportunities to rehab a little bit to add value, which I'm most excited about, but there are tenants in place that I do not want to disturb, (also stated not to). Does anyone know or have experience with this, and how can I get an inspector allowed to view properties?!

Good afternoon, BP

Been digesting a lot of content on how to find deals, but I'm not grasping the refinancing part of the BRRRR strategy. Can anyone recommend any content (books, podcasts, etc) that REALLY REALLY breaks down the financing options available for RE?

Would be a tremendous help?!

@Greg Franck Thanks for the response. That's what I've been looking into all day. Being in Texas, thought it would be easier to just register here, but upon further research states like Wyoming and Delaware are also states I've looked at to create the series LLC.

Good evening BP!

Excited to truly join! I have been hiding in the background since last year taking in all the great information on this site (what I now know as analysis paralysis lol). But very excited to embark on this journey, a newbie on all accounts, with a goal to make my first deal (wholesaling (SFR) or flip (SFR or Duplex) by end of the year! Hopefully, in the Houston area so I can be a part of rehab (love getting hands-on and learning new things).

@Doug Spence Good morning! Wow, this is a lot of great information! These are a lot of great questions to start with. Knowing them for over 10+ years, I'm confident we share a lot of the same intentions/goals/initial contributions, but the skillsets are definitely something we have to map out.
