i was trying to wholesale a property but no buyers were interested in it. So i increased my trade-lines, bought the house used my cards to rehab it and put a renter in it very quickly. I own it free and clear and collecting revenue monthly. My second was a subject- to- the mortgage deal.

those numbers fit single family property here in birmingham but not so much with multi-family.

@Timothy Maloney thanks a lot. I would also like to know of any companies/ individuals who i could borrow funds to do the rehab on a rental property and stretch the payments out. Like a amortized mortgage without all the paperwork. I would use a portion of the rent to pay back the loan.

Does anyone know of any individuals or companies that offer participation loans ? I am trying to structure some subject- to deals where i can get the funding for repairs in exchange for equity or higher yields for a investor/partner. The investor would receive a percentage of the rental payments once rented out as well as principle to the loan.

@Georgui Kasaev yes mls is a great tool but I'm looking to get in good with big time buyers. those people who purchase luxury properties.

@Georgui Kasaev yes i have been doing deals for a few years. I have quite a few flips under my belt but decided i wanted to go bigger and being licensed can get me in that ball park

I am currently studying for my license as well here in Birmingham, AL. I am learning so much so fast as it is a fast paced course but i think the rewards are worth it. I am juggling my business at the same time. I have closed a few deals since last year and working towards more this year while utilizing new strategies in acquiring new properties to add to my portfolio. I hope those of you who are on the fence go ahead and go for it. You will appreciate the knowledge in the long run. I know i do.
