@Matthew Irish-Jones The situation is for acquiring 2 separate properties. After the traditional financing deal closes, it will be difficult to get qualified for an additional traditional financing loan. So for the second acquisition I am thinking of the HML.

Question for those with more experience. I am thinking about getting a hard money loan for a property while I am under contract for another property with traditional financing. Would the hard money loan affect my closing of the property under contract with traditional financing? Any insight would be greatly appreciated.

Does anyone have a recommendation for pool repair contractor/company in the Warner Robins, GA area? I am also looking for recommendations for an electrician, plumber, and HVAC technician. Any info would be helpful!

@Kirk Catt How are rents looking in the Warner Robins area? I know it is located near a military base, do you mainly have military tenants for the market?

Single-family residence buy & hold investment.

Purchase price: $300,000
Cash invested: $18,500

Bought in a high appreciation market with decent cash flow.

What made you interested in investing in this type of deal?

The home prices in the area and great economy.

How did you find this deal and how did you negotiate it?

New build. Negotiated closing costs.

What was the outcome?

Rental with high appreciation and decent cash flow.
