Cruze on up to the North Shore and hang out at the beach with a bunch of other real estate investors, surfers, kids, and nice people. Bring the whole fam or whoever.  Alii beach is one of the most family friendly beaches on the north shore.  I will have assorted surfboards for you all to use. As a contractor, I feel you should have handled the water leak immediately.  I would reach out to the renter and ask to just drop the whole thing. Nobody owes anybody anything and see if they will just drop it.  Good luck.

What's up awesome BP crew?  OK I finally found an inside deal.  I am an electrician and one of my customers just mentioned the family wants to sell the old family house which is held in the family trust.  How do I write an offer to give them 3 choices to pick from?  

Ex. 1. All Cash  2. Owner carry   3. ?       Etc.  

I have heard about doing this on the podcasts but have never seen the details. 

Does anyone have a letter I can copy?  Any advice?

Thanks so much man.  I will check out your sites right away.  We are looking closely at the different cities in Florida.  My daughters live there.  I think your right, go where you know some people.  Are you familiar with Florida?

My wife and I have been looking at cities to buy our first out of state rental property in and are a bit overwhelmed.  What websites do you guys use to get CURRENT MSA, HAI, GDP data from?

Hi Jason,

What did you find?  My wife and I are trying to do all the homework now on all these different cities.  What sites did you use to find MSA, HAI, GDP?  It seems like most of the info is old.  What state and city did you finally pick?
