I own an STR in Salem Oregon that produced $75k this year while being active for 9 months. The home was $550,000 and it was financed by partner. We've decided to part ways but I'm unable to assume the loan because I don't qualify for another FHA loan and my creditworthiness isn't the best at the moment. I'm seeking a partner who can provide the capital to buyout my current partner and assume the loan. There are many ways to structure the deal and we are open to negotiation.

The property is a unique 3 story home. It is 4100 sqft plus. It has 5 rooms and a bonus room that could easily be converted into another two rooms. It also has two living rooms and two kitchens.

@Jacob M. Thanks for the insight!!! This was really helpful! We are actually about to make an offer on a 4/2 this week! I have two different deal opportunities with 2 different partners so I want to make sure we strategically structure our properties for success from day 1.

I’m an out of state investor looking to connect with local real estate investors in the Miami/Fort Lauderdale area. I will be visiting the area from the 30th of December to January 6th. I’m wanting to network and build great relationships. My favorite strategies are long-term and short-term rentals. Please message me if your interested in meeting up while I’m out there thanks!

@Ryan Foster Hello Ryan, yes I've been to Scottsdale area. My best friend lives there. After visiting there I got the perfect vibe that this place would be a gold mine for an Airbnb STR property. I'm more likely to consider finding partners to do a 5 or 6 bed deal for the bigger cashflow. Thank you for your valuable insight!

What are some clever ways to connect with real estate investors in Phoenix Area? I’m out of state but really want to develop some relationships in that area. I see countless opportunities there for long/short term rentals and flips. I’m still establishing a core 4 in that area and have decided that in my current situation it would be best to seek out mutually beneficial partnerships since out of state and new to investing in real estate. Any advice or ideas would be great!
