The basement and the deck are both covered, especially the way down to the basement has a small area in front of door where an adult can sleep.  I guess it is a good spot -- shield from wind, rain, snow, etc.).  I've chased the contractor hard enough to make him do the job today.  Hopefully this will put an end!

Hi all - A group of 3 homeless now use the back deck and the entry way to the basement of my rental property as their spot.  The tenants do not live in the property all the time so they cannot really know.  The tenants called the police before and the police kicked them out.  They just called the police again and are waiting for the police to arrive.  We are going to install fence to block the entry from the stairs to the deck and the basement.  But even that they can climb and jump over to the deck if they want to.  The contractor is backed up (also looking for recommendation if anyone has one can do a sooner job).  Any other suggestions?  I am out of idea. . .

For out of state LLCs, many states require the foreign LLC to be admitted to do business in their states. What constitute doing business varies state by state. Normally, renting real estate would be treated as doing business. If that's the case, you would be paying LLC annual fee in one state, and then pay another annual fee in to the property owning state. Hope this helps.

 Hi Jonathan!  It's in wrigley field.  The bathtub is really getting old so I figure it would be a chance to turn it into shower if I were to replace the tub.

Thank you.  That is how I feel in general!  However it seems difficult to know whether a lender would be willing to do it after closing prior to refinancing.  So I am curious to know if anyone has worked with a lender that is willing.

Happy new year everyone! 

I would like to drop two of my rental properties into separate LLCs. I have spoken with the lender (same for both properties) but it does not allow any sort of transfer into LLCs. I am wondering whether anyone has done so with a lender's permission. And if so, who are the lenders. For example, Caliber Home (the previous lender of one the properties) was okay with me transferring one property t into a wholly owned LLC. It seems like with the current lender, refinancing with different lenders who allow such transfers after closing would be my only option if I want to move forward the right way (or just do it and hope the lender would not find out and call the loan, which is not preferred).
