Hi All: My family is in the process of relocating to Austin Texas. I don't know much about Austin, but I have been in real estate for over 15 years. 

I am interested in learning more about multifamily units ( duplex, quadplex) close to downtown.  Any suggestions as to where I should start looking? What i should keep an eye on? Any one invests in duplexes or quadplexes close to downtown?

HI All: I am currently actively investing in real estate - mostly Buy and Hold multifamily units. But I have also done new construction and flipping, both commercial and residential.

My wife and I ( + 1 yr old kid) are thinking of moving south to get away from the Chicago weather. We are looking for a great place where we can raise our daughter and have better quality of life -  my wife's requests :) . 

My request ( in addition to my wife's) - I want to be close to where the real estate investing action is. Some friends mentioned Ponte Vedra and St. John. 

I know this is a very general request, but I want to get some feedback on what you think. We are planning to come down to Florida to check things out before we do a final decision. Any pointers would be very helpful! 

@John Thedford I agree with @Bill Gulley. Call the insurance company and get them to direct you.

As to compensation for the dog: In our rentals, we allow up to 2 cats in any apartment. We charge a one time fee for each cat. Good luck.

Post: Maintenance Management Tools

Hi All, I was wondering to get some feedback on what type of maintenance management software (if any) you use and/or if you are satisfied with it.

In the past I developed a very small Microsoft Access database that we still use. However I am thinking of automating the process, as there is too much manual work to input and process the jobs.

My objective is to :

  • Allow tenants to send maintenance requests (with pictures!) online and/or a mobile app  
  • Allow me to review/Approve maintenance requests on an online dashboard 
  • Forward the request to my contractor's phone. 
  • Once contractor finish work, they update the app so tenants and myself are aware of the progress. 

I did some research but i did not find a simple cost effective solutions. They are either an overkill with features i dont need or they are part of a whole management solution. So a long story short, I am thinking of building my own very simple solution. 

Any feedback would be appreciated!

@Chris Ready  I Agree with jbeard's approach. I think that it's a reasonable proposal.  it's good to keep in mind that different kinds of maintenance such as emergency repairs, code compliance repairs and preventative maintenance repairs might require different approaches. It would be a good idea to discuss with the prospective property manager how or if they do these kind or repairs and what is the cost. I strongly believe in having a preventative maintenance program in place as this would give you an indication of what you are dealing with. In addition since preventative maintenance is usually planned in advance during normal business hours, you avoid paying a premium to do emergency repairs at nights or weekends. good luck. Rod
