Does this condition rent anti-gouging provision apply for existing tenants or for new one tenants as well.

With this provision landlords cannot raise rent more than 10%. However, if the existing tenant is leaving ending the lease - is this law applicable to news one also?

If you've $100K and say 10 years (you wouldn't need that money) - where would you invest ? 

In a CrowdFunding or in Syndication deal? 

After 10 years - would I still get my money back- with appreciation or the same amount?

I'm new to this kind of real estate, was trying to do some research but still not able to get the difference. Like, after Targeted hold period - what happens? You get money back? Or if you want to get your money back after hold period?
Can we still get to take any tax breaks or property depreciation etc?

Thanks Mike.  Do you manage these properties as well? And do we get to place new tenants (after screening) or your properties always come with existing tenants?

I've 2 investment properties in fort worth Texas but due to higher property taxes & lack of MFH in this area - I'm exploring other cities. I'm in process of looking properties in Indianapolis but properties I'm finding are very old & that is making me nervous - being out of state investor, I prefer to pick a property that might have lesser maintenance issues.

So as you mentioned, I'm still analyzing and any suggestion from friends like you all are highly valuable - thanks!

I'm looking for MFH (1-6 units)/duplexes rental property in any state/city (Class B or A). My budget is $300-500K, planning to put down 25% - What are my chances of finding any properties with a Positive Cash flow.

Do you've any suggestions in which sate or city - I should be looking. I live in California (north) but right now prices are v steep here, positive cash or breakeven is also tough.
