We are not into it for the cash flow now but long term. Therefore we invest in long term appreciating assets to preserve our cash flow.

Don't forget to check out the blogs and podcasts. Participating in the forum is a great way to network, learn and give back. Another GREAT resource is everyone's signature. MANY of us, including myself have put together a blog/website about our niche, strategy and business model. Think of them as "free" books. These are GREAT free resources too!

Look forward to seeing you around! Please feel free to pm me if I can help!

 Hello @Elizabeth Colegrove

Thank you so much for reaching out and providing some insight on what you do.  At this point I am no strongly leaning towards the buy and hold strategy starting with single family rentals.  I see the advantages of multi family as well, but for me, I feel more comfortable starting "slow" with fewer tenants/vacancies/etc. to deal with.  Input welcome!

Hey @Jon Huber thanks for the welcome.  I prefer the reading and the searching through post/blogs vs. applying my own opinion.  Hopefully as I gain knowledge/experience I can be of more help to others.  I have found the podcasts to be very insightful.  Thanks for your reply!

Eric Z. I would love to be of help to you and anyone here on the forums.  However, I am brand new, I barely trust my own analysis, never mind trust myself in providing others with accurate information/opinions.  Perhaps there are some specific questions that I could answer for you with confidence.

Let me know, and thanks for reaching out!

Post: Best exit strategy from my JOB?

Hello all. So as the question states I plan on leaving my job and have self-imposed date of 2 years max. (At this time, I have zero experience)

My question is which RE investing strategy should I pursue to start with, to insure that I have adequate income within the first 2 years?

My current plan is to gather 10 rentals first. Then when I leave my job I have "regular" income from the properties that would not vary month to month as much as say wholesaling or flipping. Then after I do leave, I can start flipping since I'll have more time and also the supplemental income from the rentals. Or possibly sale 1-2 rentals to fund my first flip.

Anyone with experience taking this strategy? Or anyone see any advantages or weaknesses with this approach? All input welcome.

Thanks in advance!

Jason

Hey guys, sorry for the delay in getting back...

But thank you very much for the warm welcome.  I have recently learned how to use my podcast feature on my iphone, and have been "going to town on them".

Lots of exciting stuff to learn, and FREE to boot!

Hello All,

My name is Jason and I am yet another brand entry to the real estate investing realm.  Well not there yet, just watching and learning from the sidelines for now.

I am currently a professional firefighter, which affords me the time to pursue my hobbies and side jobs.  I am married and my wife works as a full time RN and will be beginning NP school soon.  I also have a 2 year old son.

I have some previous business experience in other industries but I am brand new to real estate and look to expand on the information I have found thus far.

Thanks in advance for the welcomes.

PLEASE feel free to contact me anytime.
