I just received a tip about Cleveland. They are rolling out a Lead Safe plan for all homes built before 1978. A few zip codes have already rolled it out, others are coming soon. Homes will have to be Lead Safe Certified and that could run you anywhere from a couple hundred for the inspections and paperwork to thousands for actually removing it and making the property "Lead Safe."

I'm looking to do a 1031 Exchange on Long Island (New York). Does anyone know of, or has anyone had experience with, a reliable Qualified Intermediary?

A 6-in-1 painter's tool. I got the 14-in-1 and it's useful but already lost the screwdriver attachments. Plus, the screw-driver attachment hole and the bottom makes it more difficult to use the butt end as a hammer. So, in this case, less may be more. But I definitely use this A LOT!
