I use concrete floors here in SoCal where we love modern design and cool concrete is a relief from hot temps. They are also a plus when selling. But they can be significantly more expensive than non-tile options so be sure you’re in it for the long haul.

Hi David,

When you’re doing all one color it’s even more important to distinguish with sheen. I use Dunn-Edwards velvet for walls (please note that while stains wipe off, it’s easier to do touch ups with eggshell), flat for ceiling and semi gloss for trim. Here’s a helpful description of different paint finishes.

Find yourself a savvy insurance broker who understands rental investing in your area (agents and mortgage pros will have referrals). Explain what you're after and that you want a broker to work with you. Ask them to run some numbers which will also give you a chance to see how consultative and helpful they are. When you find the right pro who gets you, be sure to involve them at the front end of your purchase and then buy your coverage from them. Your goal: a mutually beneficial relationship.

So much depends on your market and target renter--here in Palm Springs, you'd need the eating area more than the extra bedroom for a solid LTR. Are you renting to families? They'll be trying to figure out where the table goes...

I rent to dog owners intentionally, but with some simple restrictions. It can't be one of 10 breeds my insurance carrier won't cover, no more than 2 animals total, they pay a much larger security deposit (check your state/local regs on this) and I must meet the dog. Seriously--you can tell a lot by how any dog interacts with their owner and you--a stranger...

Congrats on your BRRRR Chris! I avoid beige/browns (in Palm Springs we love brights) and stick with warm bright white and grays. Warm gray on your cabinets will make your white appliance/white walls pop (and hide dents and dings). Side note: if you can, spend the extra money to lacquer the kitchen cabinets—they'll be far more durable with renters. @Jenni Utz made great suggestions on the countertops and back splash. Another trick is to upgrade the fixtures—a low end brushed chrome will instantly make the room look updated.
