Private Financing Wanted - Multi-Family Deals

Package deal of 7 separate properties.  All small multifamily (4-9 units per property) 95% occupied, purchasing at 15% cap (actual) with value add opportunity!  Current cash flow property.

Unique investment of 21 acres with (5) SFH and (2) Duplexes (fully occupied). Property includes 6 acre lake. Long term tenants with self maintained units - Main home to be owner occupied. This property pays for itself!

(6) unit cash flow deal at solid 8 cap - rehabbed property - new plumbing, new electrical, renovated units.  Leases good thru mid to end 2018.

If it helps at all, my first flip took a year to sell.  Thankfully, I bought it low enough we still profited over 30K.  Which mainly went to the investors who totally saved my *** with funding.  The experience was priceless and the most stressful year ever.  I think you need better pictures.  Do they do hardscape at all out there?  I am in AZ, we generally shy away from too much pretty greenery out here.  Not that it matters now, you can't rock over grass seed.  

 for your future flips, I would say buy lower.  then you will have room to drop your price to market.  And don't give up.  the first one is usually hard.  We are 7 years in, and a property we are hanging onto right now we are hoping to profit, but will be happy if we break even.  Very expensive unknowns are killing us.

I have seen the question asked and not really answered...  Does anyone use the Housing Alerts system from Ken Wade successfully?  I had to turn off his webinar, I just can't sit through 2 hours of it.  I liked the info presented in the first hour I watched however I just don't know if its something worth paying over 2k for..   But it begs the question... Do you pay 2K to make 30K?  or something similar.  Of course you do.  Soooo.... does anyone use it?

@Danny Johnson - We are current REIMobile customers... We use it for our CRM and tracking.  I find it pretty functional for what we need.  We do both residential and commercial, so it'd be nice to have some commercial features as well, but can't win em all!  I had a question, automated emails don't all go out at once, right?  It just looks like it in the messages?
