@Justin Phillips We have a SFH renting in south LA and a cabin near Big Bear Lake that's a STR. The cabin value in particular has pretty much doubled since we bought it in 2018, the market is bonkers. My current lender seems to be a dead end for any strategies for how to leverage either property to buy something new or develop the 10 acres near Joshua Tree we already own. Very interested in clever options to make our next move!

Hello all!

Going to meet our tax guy soon and wondering if there's any tips or need-to-know info regarding filing after purchasing our first STR cabin. We did cosmetic renovations and of course had to furnish it since it's a STR and I'm just feeling unsure about what to expect for right offs, etc, going into it.

@Seth Dailey Hey Seth! Welcome to the area. We moved to Ojai a few months ago from LA. I’m a licensed realtor and own a couple investment properties, but am mostly home with my 3 year old daughter these days. Hoping to continue learning and expanding as an investor!

Go to the county superior court and file in small claims for the amount you are owed.  Serve both your former roommate and your former landlord.  Your landlord may be in the right if the unit was under rent control, and/or your lease terms allowed for substitution or replacement tenants.  I'd not bother to analyze the situation legally any further. Someone has your deposit and needs to refund it. File a case in small claims asap and wake everyone up.  Serve both parties. It will cost you a filing fee, which can be waived if you are low income.  You may need to use a process server.  The courts have a self help division that can assist.  Your former landlord will likely contact your former roommate asap after being served.  Everyone will want a resolution and someone will send you a check.

I most definitely did give notice, explaining that I was moving out when the lease was over at least 30 days prior, and specifically asked for whatever other action I should take and clarifications that needed to be made to work out the situation. His response was simply 'get your money from them'. It was also not renewed, it was an entirely new lease, as the building had been sold in the time we were living there and our previous lease was through a different management company and different owner. My roommate had to reapply to stay in the unit.
