This area is very hot I have a property in RO I had 20 showings in 4 days for a 3/1 at $1600. You can rent it out quickly and to good tenants usually a younger people in this area with very high demand. The hardest thing to do is to find a deal that makes sense.

I am starting out looking to get my first rental property and trying to learn how to invest smart. I have a few questions, What do you use for financial analysis? How do you interpret the financial analysis to make a smart decision? What do you look for outside of strictly financials? 

I have found a duplex in an area that isn't a bad place but isn't really a destination for most people. They have tenants on both sides until next June and Aug. It's listed for 120k makes 1500/month. It has a roof put on last year, newer windows and siding. It sounds like a great deal to me but like I've mentioned I'm new to this and want to know what to look for in a deal.
