@Shiv Jey, I have a better pay history from my inner city tenants than I do the burbs. I have owned multi unit in Shaker and other burbs, they can be good. Higher taxes, and multi units will usually have a higher turnover. 

I do sell a lot of the burb investments to my off shore buyers because that is what they want, but I like inner city more.

@Jason C. I currently hold around 36 depending on what filed and funded on Friday and I have some more closings on Monday. I am not a "Buy and Hold" guy, I just have inventory that I am selling so it constantly changes. So I do keep rentals, they are just different every month.

I keep trying to get to 0, but cant stop buying, LOL

@Juan Rosado, I am not from that area, but numbers are numbers and you can manipulate them a ton of different ways to justify a deal, but I always like to say "If you need a calculator to see if it is a profitable deal, it is too lean" .

 When I look at a deal, the numbers are so crystal clear and it is very obvious there is profit. The challenge you have with being that tight on cash flow, there is no room for error. It may cash flow for a while, but then a big repair hits and your sunk. 

Just my 2 cents.

Not buying is really a pretty easy way to get a nice return without the tenants, toilets or trash. I sell a lot of houses, but I tell my investors that have liquid cash to consider just buying a note from me, it is WAY less moving parts. Especially since they are performing first position notes with low LTV.

Anyhow, the question about why folks do not take action is a GREAT one! my believe is that it is one of a few things that could cause it. 

1. Lack of resources. 

2. Focus- In today's world, there are SOOO many distractions. "shiny objects"

3. Lack of belief.

4. People get interested in real estate then realize there is some work involved and life just gets in the way. It is way easier to get back on the path that you know so well and not cut through the brush and blaze a new trail, but the problem is that although it is easier to go back to what ya know, that path leads to the same unfulfilling results they have always received.

Just a few of my thoughts from the top of my head. 

 Just think of what this business would look like if EVERYONE that started in the business is in it and active!

@Derek Parks. I see you mentioned 401k. That is one of the primary funding sources for many investors, but do not take an early distribution. Research "Self Directed Retirement accounts" right here on BP. there are several companies that will allow you to use your self directed account to fund your deals. The tax benefits are HUGE!

@Account Closed That is a common strategy for commercial investors, but I would need to see the deal you were trying to buy. The dark side of real estate investing that the "Gurus" fail to mention is how expensive it is to play the game if you are holding onto properties. 

My buddies and I always make the joke that we wake up in the morning to write checks! LOL. 


Seriously though, I would caution you on being too over leveraged and trying to run rentals.  Have you considered just wholesaling to gain some traction and get to know the market, plus generate the cash you need to run rentals.

I always wonder why they leave so much behind. I honestly think they leave naked sometimes! I have actually had folks leave cremated remains of loved ones behind! (we do not pitch those, we usually have one of the contractors put it at their home on the shelf, LOL)

Evictions this time of year are great because you get half of their kids unopened Christmas toys!

I have a an ex Amish guy that has dump trailers to do my clean outs and he LOVES those type that has valuable things left behind. He has an ongoing barn sale and makes a fortune!
