So  I am wondering what I should do with $40,000 that I have. Should I invest it in mutual funds or should I invested in buy-and-hold single-family residence? I am looking to invest for the next 15 to 20 years and have a retirement income that I can live off of. Should I do it through real estate or mutual funds?  And what  city and states are the best place to invest in real estate if you think real estate is the way I should go, if you think mutual funds what do you think is best.  I'm on the fence please advise which way I should jump. Thank you

What do you do with your rental properties when the roof, AC, and other major component start failing on a long term 30 year loan, buy and hold real estate investing. I'm looking for exit strategy advice on this scenario. I started buying SFR properties when I was 36, I am now 44 , and have 4 homes with loans. I am hope to have 15 -20 of these free and clear by the time I'm 55 or 60 then have that rental income as my retirement money but I'm not sure what to do once the homes start needing major repairs I also want to keep these homes and teach my kids how to manage and run them and pass them down to there kids.

Any tips and advice would be appreciated thanks

I just  went through a short sale about four months ago on my primary home I wanted to know when will somebody loan me money again to buy a rental property
