I would connect with wholesalers. I can connect you with some. There is also a good meeting the first tuesday of every month for connecting with wholesalers. Its seems harder to find MLS deals now.

I manage my own.  Thats why Burlington and Mebane is too far for me right now.  Once I can replace my income with rentals I would like to branch out and go farther.  I like managing my own, but thats just my personality.

Hey Chris, I invest in SFR. I think Greensboro is a good market for this. You can get a good quality neighborhood and still beat the 1% rule. You can actually beat the 2% rule if you don't mind dealing with a lower income area. I try to stay in the nicer areas. Less head aches. I think Denny brought up a good point about I-40. Especially between Greensboro and Raleigh. Its too far for me but I think Burlington and Mebane are good growing areas along this route. Let me know if you need any help.

Hello everyone. I thought I would throw out a quick tip. I am a buy and hold investor from Greensboro NC. I have a handful of SFR's. I typically buy foreclosures, fix them up and then rent them out. I like to put stainless appliances in them so I can get the max market rent. After getting ripped off on craigslist with my last project I figured I better just pony up and buy new appliances. So on the next one I found some pretty good stores to get discount appliances. We have a Sears outlet store in Greensboro. Here they offer scratch and dent stuff as well as returns and other items discounted for who knows what reason. I was able to get a side by side fridge, microwave, and dishwasher, all brand new with a one year warranty and all name brands with no visible scratches or dents for $1100 out the door. It helps if you have a sears charge card because then they give you 5% off your purchase which almost takes care of sales tax. I did not have luck there with a great deal on a stove so I found another discount appliance store call discount super store I believe. They had all kinds of stuff, it looked like they took all the clearance items from big box stores. I scored a $400 brand new whirlpool stainless range, and the best part was no sales tax! So for $1,500 I got a nice stainless 4 piece appliance set all new and all with the 1 year manufacturers warranty. I was just excited to actually hit my appliance budget so I thought I would share. Does anyone else have any tips for scoring great deals on common rehab items, flooring, fixtures, etc?

Hey Kimberly, welcome to Bigger Pockets.  I am a buy and hold investor in Greensboro looking for single family 3+ bedroom homes in decent areas.  So get in touch with me if you lock anything up.  Also there is a meeting the first Tuesday of every month at the Wyngate on 68, it is a deal maker session where wholesalers can present their deals to investors.  http://www.jkkpropertyinvestors.com/deal_maker_ses...

 Good luck,

Post: Any Investors In North Carolina Can Refer Good Zip Codes?

Hey Kyle, I live in Greensboro and I believe your best flip potentials will be in 27455, 27410, 27408.  Of course there are other opportunities in all the zip codes but these three have good schools and nice areas.  I focus on buy and holds and I try to shoot for good areas.  Some zip codes have good and bad areas, so just check the school rating.  That will be a great starting point.  I just got an offer accepted on a house in 27406.  Which this zip code has some pretty bad areas with schools ranked a 2 out of 10.  But there is a small area in this zip code kind of in the outer part of the city that goes to a school ranked 6 out of 10 and the home values in these neighborhoods are pretty good.  Hit me up if you need any help.
