Hello CNY RE Investors! After a very successful meeting last month, with some great discussion about wealth protection for RE Investors, we will be meeting again on September 1st.

We will again meet at the photography studio of one of our members, George Jweid, who has several rentals and has graciously offered us a place to meet. As we head into the fall season, the market has still been very hot in CNY, much like the weather this summer! The market is surprisingly strong given the craziness of the pandemic and shows no signs of slowing quite yet.  The fall and winter seasons will be interesting to watch and strike if the deals pop up.

It will be BYOB so bring a beverage of your choice and join in the discussion, regardless of your experience level. Everyone can add something to the conversation, even if it's just a BP article or similar. As always, this is an informal gathering and discussions flow through a number of topics depending on who attends.

The location is in an office park with several entrances so look for a sign and/or balloons for the correct building entrance. We will start at 6pm but no worries if someone arrives late.

Hello CNY RE Investors!  After a very successful first meeting last month, with some great discussion, we will be doing it again this month.  

We will again meet at the photography studio of one of our members, George Jweid, who has several rentals and has graciously offered us a place to meet. We're also excited to have another member, Kurt D'Angelo, a local financial advisor with AXA who works with a number of wealthy RE Investor clients, present a couple of RE Investor friendly programs, Mortgage Protection Plus and Infinite Banking.  Both are ways to help grow and protect your RE investments over time. This is simply information for you to consider for planning purposes, not a high pressure sales pitch but it should be an informative and valuable presentation you won't want to miss!

It will be BYOB so bring a beverage of your choice and join in the discussion, regardless of your experience level. Make sure you attend local REIA meetings, you never know who you might meet there.

You should also get a list of all properties that meet your specs (i.e, 2-4 unit properties) from your county records office. Some require a FOIA request, others a simple email.

Check them out on Google Maps and see what strikes you. You can get owner/tax info on the county website and start contacting the owners. Out of state owners are often more inclined to sell due to remote management constraints.

Hopefully, you'll find a gem in the mix and best of luck to you and your fiancée!

Hello Syracuse/CNY Investors! After a couple month hiatus due to COVID-19, we are meeting once again, with reasonable health precautions in place of course. I don't know about you but I have missed getting together and talking real estate with people in the area. A lot of things have changed over the last few months but many have not. The market is still tight due to low inventory and given the pent up demand, many properties get multiple offers, particularly SFH properties.

Regardless, we will continue to find, invest and profit from real estate in the area. I'm always amused at the people who say some people never take action and chastise them for it without knowing what the reason is so great that you inquired.

For me it's simply been money. A divorce and subsequent short sale of the marital home tanked my credit then a job loss added a ton of debt making me unattractive to banks. Attracting a private lender has also been difficult so I'm seeking other creative finance options.

But I'm working on digging out and hoping to use REI to accelerate my financial recovery.

It may be obvious given the current lockdown status due to COVID-19 in NY State,but I wanted to post that our next meetup will be cancelled until further notice. Once we are allowed to meet in groups again, we will start the meetup back up.

Hello Central New York Real Estate Investors!

We had a smaller group at our last meeting but made some great connections! If you missed it, no worries! Our next meeting is coming up in a few weeks on 2/4 at 7pm so plan on it now and save the date!

With the weather warming lately, the market will start heating up as well. Now is the time to make offers before the full Spring surge starts. Hope everyone is analyzing properties and making offers on those that make sense for your strategy! If you don't yet have a strategy, come to our meetup and talk with those that do and you'll get an idea of what ones are working in our area and why from those more successful and experienced.

For our April meeting, we will try a new location at the Hotel Syracuse (Downtown Marriott) in their street level sports pub, Shaughnessy's. If you haven't been there, it's quite nice and the street parking is free in the evening.  It also has both food and beverages for those who'd like to enjoy either while we network with each other and discuss whatever issues are forefront in your mind right now. This will be a great opportunity to continue building momentum in 2020 by renewing old contacts and meeting new ones!

The best part of this meetup is the continually changing mix of skills and knowledge everyone brings, even if only some solid tidbits from a BP Podcast or other industry best practices. If you are interested in attending our meetup, you are more than welcome, regardless of experience. Also, please feel free to send me a connection request as the whole point of our group is networking, not selling.

@Aaron Flake Thanks for the response Aaron, much appreciated.

I will go as high as the lender will allow but believe 80% is the highest. They still have to appraise the property and my thought was to make it a no-brainer for approval for them. I can always get an increase down the line if needed was my thought but when the drop hits, didn't want them getting nervous and pulling it. But as long as I'm paying promptly, there should be no reason for them to do so. On the other hand, I may not be able to get an increase either. Pros and cons.

I have been learning REI for the last couple of years and am now ready to get into the game.

I am looking at using 65% of the equity in a $300K+ lakefront vacation home that I 50/50 co-own with a health compromised relative for a few different purposes. 1) Reset all higher interest outstanding debt. 2) Have a ready fund source should health concerns require significant funds. 3) Use as a reusable source of REI funds for down payments to acquire cash flow properties.

What are the things I should watch out for as well as make sure I take advantage of in using this approach?
