@Kerry Baird are there any problems with partnering with someone else on a primary residence (1-4 units, FHA/conventional loan), just as long as one of the people on the deed is living in the house/in one of the units?

I'm thinking of doing something similar to @Bryan Sharples - I would buy a fourplex, live in one unit and have a family member cosign to guarantee the title and help with my low DTI.

Hello BP!

After a very crappy* timeline of events, I recently discovered that the main sewage line, right next to my home's outside clean-out, collapsed.  Roots got in and cause a major backup into my house, complete with water damage on the second floor and ceiling damage where it leaked down into the finished basement.

I think the answer is no, but just wanted to double check to see if you think USAA homeowner's insurance will cover the cost of replacing the main metal sewage line with PVC, about 70' worth.  I'm holding off on calling USAA right away, in case there is certain verbiage that needs to be said, if it is even a remote possibility.

Also, looking for any recommendations on a good company in the Annapolis, MD area that can replace this sewage line from my home out to the street.

@Calvin Douglass It went well!  We lost a few people due to the last minute location change though...  Our next meetup will probably be in the side room of Gordon Biersch in Annapolis and sometime in January (to give everyone time away for the holidays).  I’ll post another meetup on BP and will be sure to keep you in the loop!

Hello everyone!

We had a very successful first meetup in mid-October with 8 investors from the Annapolis area show up.  Everyone loved it so much, we want to do it again! 

This will be a casual investor get-together in the 1747 Pub of Reynolds Tavern in downtown Annapolis.  No marketing, no sales pitches... just good 'ole fashioned networking.  If you're new to real estate investing, are a seasoned pro, or somewhere in-between, then come out to meet other real estate investors from the Annapolis, Baltimore and Washington D.C. area over some beers!

If the 1747 Pub doesn't work out the night of, backup location will be in the basement pub of Rams Head Tavern on West Street.

Hi Everyone!

My wife and I bought a townhouse two months ago using a 5% down conventional loan.  We had the intention of living there for a year, turning it into a rental and then going to buy another property in the area to rinse and repeat.  However in that time, I've seen and have had others tell me they've seen drug dealing happing a few doors down, and we found out my wife is pregnant with our first child - yay!  It appeared to be a nice townhouse community when we would come by to look at the property before, but after actually living here it's not that great and bringing a baby home to it makes me nervous.

If we were to move out early, I would still want to rent the townhouse out and go buy another house using a VA loan, but am afraid this constitutes as mortgage fraud before the 12 month mark. Is it better to just ride out the remaining 10 months, or does having a baby and wanting a bigger living space preclude me from following the one year owner occupied agreement?
