Hi everyone,

I am not sure if this is the right place to inquire about this but I am trying to gauge interest to see if a property I am purchasing is viable.

I have a 6000 sqft workshop/warehouse. It is heated (No AC) and has a small parking area for approximately 6 cars. There is not a bathroom in the building so unfortunately only option is a Porter Potty. There are two 36ft tall garage doors. Easily could store a lot of equipment and be used as a workshop.

I am thinking of trying to rent this building for 2500-3000 a month. For reference, this is in a suburb of Philadelphia in southern New Jersey. About 25 minute ride to center City.

In my mind this is perfect for a General Contractor.

Any insight or help would be appreciated.

The property is on the 5800 block of Woodcrest. Are your properties 1700 sqft including the basement or without? Thanks

Thanks Andrew. I probably should have mention I have been doing that. The property right next door is renting to students but for only 1700 a month but down the street a block further from campus another another property for students is rented for 2600 both of which are comparable 4 bed properties.

Hi everyone,

I am in the midst of purchasing a property near St. Joes University in Philadelphia. I have had such a difficult time estimating rents i the area I thought I would see if anyone has any idea on rent per for student housing in the area. The property is a 4 bed 2 full bath 1300 sqft w/ finished basement and medium grade finishes. The property is a 5 minute walk from campus. I have had my realtor run comps and done my own research. I have found such desparity in comps from 1700-3000 a month. Does anyone have any experience of knowledge of this area and give me an idea what I could expect for rent?

@Garrett Sowle Thank you. That is some good advice. I will have to take a look at Point breeze and bewerytown. Any idea if I would be able to get closer to 1.25% rent to price? 1% really is my minimum im trying to find as close to 1.25% as possible. That is were I am able to make some signifacnt cashflow.

Hi everyone. 

I have been doing research and trying to find a property in north western Philadelphia-Overbrook and Wynnfield nieghborhoods that is either a single family or 2-4 unit residential rental for under 250k.

I want a property to get me at least the 1% rule for rent. I am okay with doing minor renovations and cosmetic updates. I have been really struggling finding properties that meet that 1% rule other than total gut and remodel jobs. This summers increase in home prices has only made it more difficult. 

I am now considering expanding my search area and was wondering if anyone could provide insight on the best suburbs and towns around the Philadelphia area or inside the city to find the best rent to price ratios? I am trying to focus on cash flow and get atleast 10% cash on cash returns. Thank you.
