I'm purchasing with 2 partners, and we want to limit our personal liability.  The quit claim into an llc after the fact process makes us nervous and we'd like to see if it is avoidable altogether by having the llc as a borrower from the outset.

I guess the question now is, who are those 5% of banks who do allow residential loans to llc's? :)

Hi all - appreciate your help in advance.  While I understand that it is quite easy to get a loan on a 2-4 unit multifamily to an individual, I am having trouble identifying the types of lenders who will loan to an llc (personal recourse is fine) on a loan this small (contract price $400k).  Do I have to go the hard money route?  One of the units is vacant so I don't think the income is particularly attractive.  Any strategies/best practices?  Thank you!

Hi there and thanks in advance for your help.  I've invested in a few condos in and am looking to move into a mixed use (2-3 units with a commercial space in the ground floor) property.  I've used Redfin in the past for my condos, but there aren't too many listings that fit this new profile on there, and while I've found some listings on loopnet, so many are hidden/locked to free members and I can't believe how exorbitant the membership cost is to view those.  Is there no free (or cheaper) mls for commercial properties like this?  Thanks!
