@Nick Liu have you considered fractional ownership 1031s? Those can generate cash flow for you, though they will typically not be very aggressive in rate of return. There are also no headaches associated with these as they are 100% passive in nature.

@Lon Coleman I know the exchange needs to follow suite with the same name (LLC to LLC, etc). However depending on the circumstances you could "drop n' swap" from an LLC, effectively going your own route now as individuals. Speak to your real estate attorney for sure, as this is stepping into the legal realm. Best of luck!

@Monica Diaz if you do a 1031 you absolutely need a QI to custody the funds in escrow. I highly recommend Dave Foster, who is very active here on BP. As for the 45 day ID crunch, please keep me in mind. That is one of the areas I specialize in. Best of luck! 😎

@Jasper Fai this would be considered like-kind so yes, you can utilize a 1031 exchange. Remember that as long as both the relinquished and replacement properties are held for investment purposes it qualifies. As to the financing portion, I really cannot speak to that piece. Best of luck!
