I'm looking for recommendations on a property manager for my properties in Vero beach Florida. I currently own 5 doors long distance and have been self managing. I'm looking to scale and purchase more property but I cannot without first finding a great property manager. Please send me any recommendations. Thank you!

Hey everyone so I made a offer on house in locust lake village and after a little back and forth they accepted my offer. next step home inspection! any and all info could help me so feel free to share!

I have done done research on short term rentals and know the basics of how it works. I plan to furnish she house and install a wifi lock box so I can change codes between guests. also Ill be looking to hire a cleaning company that can be flexible enough to clean between guests.

My main concern is with the house being in an HOA if they decide to change rules on short term rentals. I figure worst case they restrict the rentals to 1 month minimums? I don't think they would ban rentals altogether

I have a few long term rentals and now im looking to get into the short term rental market. The poconos seems like a really healthy short term market right now, seems like people from my state NY are booking trips out there more then ever due to fears of flying during covid spikes.

Tomorrow im taking a ride out there for the day to look at some properties near arrowhead lake. I'm not familiar with the area and I'm wondering if anyone could give me some tips if this is a good spot. Ultimately my goal is to find something turn key even if I have to pay market value, furnish it, Hire a property manager and a cleaning crew. Has anyone had success with semi passive short term rentals in this area?

Ill take any suggestions for property managers or cleaning crew. Thanks!

I’m a newer investor with 5 doors looking to buy more and I started looking in Tampa Florida. The cash flow doesn’t seem to be as high as my other properties but I’m confident I’ll see some appreciation here. I live in New York and I’m looking for someone in Tampa that can help me get started and manage my new property

Thanks guys. I’ll be paying the buyer for the days the house is owned by him

I’m selling my house with a tenant who wants to stay. My tenant paid me for this month and I close half way through the month. My buyer is asking for half the rent money because technically I only owned the house for half the month.

Should I give him half the money? There’s nothing about this in our contract

Hey, I live in new York and bought my first investment property in vero beach florida. I own a home in new York but I decided to try investing in florida after reading long distance real estate investing and doing some research. I bought a 3 bedroom 2 bath in vero beach I paid 207k for it 20% down, my mortgage with taxes and insurance included is $1,130/month and im paying my cousin $150/month to manage the property. I was originally looking to get 1900/ month rent and had no luck after about 3 weeks of advertising on Zillow, facebook, and a few other websites so I ended up dropping the price to 1700 a month and still only have a few people interested. im looking for some advice from someone who knows the area is 1700 too much to ask? am I advertising wrong? should I hire a real property manager?

1,130+150= $1,270

at 1700 I would have $430 cashflow is that good for a single family home in this area? should I be looking elsewhere?
