Hello @Russell Johnson and welcome to BP!

I'm glad you found the site.  It's a great place to get started.  If you have any commute or time you spend listening to the radio, I highly recommend listening to the podcasts.  They are like short courses from guests who've mastered their strategies or just have experiences they share that you can learn a lot from.  As things come up that you don't understand yet, use the search feature here to dig in deeper on the topic.

I also recommend you lookup "The RING" found on meetup.com. It's the local "REIA" for Baton Rouge and there are a lot of active investors that participate in those meetings. Check out the details at the site.

Hey @Derrek Sander, glad to see you jump on here.  I met you when I helped on one of the Habitat houses last year.

Do you know what one of my biggest challenges is as an investor?  Good contractors - they are like the 10lb bass I've been after, I haven't caught one yet!  ( ;-)That is an exaggeration, of course.  I know a few good ones in a few specialties, but none that have a broad range of "tools" on their belt.)

If you are free for breakfast one day soon, I like to start early and I can always work around early meetings without changing my plans for the day.  So few people do anything early (between 6-8 AM) I can almost always make an early meeting.  I'll be glad to discuss some of your ideas and see if there's any way we might be able to help each other grow?

Hi @Account Closed you are right to have reservations about this type of arrangement.

Anyone who has trouble coming up with the full deposit is one car problem away from not being able to pay their rent.  I NEVER negotiate on the deposit.  Inability to come up with that is a clear indicator of financial weakness.

There are many active investors in the BR market here on BP!  I also recommend you join "The RING" real estate investors networking group found on meetup.com.  They meet once a month on the second Tuesday of the month.  It's well organized and great for networking.

There's an investors meetup group in Baton Rouge called "The RING" that you should look up to connect with local investors.  You can find it at meetup.com.  It's short notice, but there's a meeting at 6:30 tonight if you can make it!

If I were in your shoes @Jordan Good, and I really wanted the property, I would counteroffer at a price that would make it worth waiting for.  Otherwise, I would drop the uncertainty and keep looking.
