@Michael Cheng be sure the Realtor you're working with is investor friendly. Meaning they know investing, how it works, and can guide you through the processes. Not all Realtors know about investing. Look for Investor Agents. Those that know how to work with investors and are investors themselves.

This statement is on an offering that's seems pretty good and it gives me pause for some reason.  24 units in 2 buildings 96% occupied yet shows 15% vacancy loss per posted expenses.

I'm Rob from Charlottesville, VA and I love real estate and real estate investing and learning about real estate investing. I'm currently a licensed Realtor and retired USAF.

I appreciate the articles and methods discussed here.  Thanks to all who contribute!!  Cash flow is king and I want as much as possible in my investments.
