@Sukreet Singh and @Bill S. thank you. I have bye no means written off the Denver and Colorado markets. I would prefer to keep it close and use a modified BRRR method. But from my research I believe the smaller amount of cash that I have($100kish) to start might go a little farther in other markets with less competition. Something that I'm willing to explore. You are absolutely right that my current jobs offers a fair amount of time to start this endeavor. But I do have a goal to move on completely from my W2 in the next 6-10 years.

Does anyone believe a market correction is coming for the Denver markets? I read an article recently suggesting just that. Might be advantageous for someone in my position to hold onto some cash should that come in the next few years.

I should have also stated that buy and hold with cash flow is my plan regardless of MF vs SF. I don't really have interest in doing more flips at this point. 

This may require looking out of state given our market in Denver.

@Jared Bouzek thank you for the welcome. I recently had a small "aha" moment and realized that I really enjoy real estate while nursing a work injury. I'm not 100% sold on my direction but have been exploring the idea of making a leap towards MF properties. Though, SF properties seem more comfortable to me with the little experience I have. I've been obsessively reading books, forums, and listening to podcasts. Excited to see where it all takes me.

Hello BP world. My name is Rob. I've been lurking for a while and decided it was time to introduce myself. I currently own a SF rental and have done a previous flip. Currently work a W2 as a firefighter but hoping to someday transition to investing full time. Looking forward to meeting some new peeps.
