Would anyone be so kind as to give me few pointers on what to bring and say when I cold call a lead by showing up on front door?
What "leave behinds" should I have?
Any other advice would be appreciate.

My silver bullet to kill the proverbial bidding war was a cash, pre-inspected offer, with a quick close.....now, in Seattle, that still isn't getting it done.

The lack of inventory is really making people crazy.

Document, document, document.
Paid invoices from contractors.
Receipts for materials.
Executive summary stating the scope of work performed on the property to justify an increase in purchase price.

And of course, when looking at multiple offers, go for the conventional, especially if the Qualification Letter comes from a direct lender.

I absolutely love working with wholesalers that know what they are doing and are competent in putting together deals. Does anyone have suggestions where I can network to find more wholesalers, and any advice on keeping them happy so they keep me on their "short list"?
