@Bill Horton thanks for the welcome, and I apologize for the delay in response.  I look forward to seeing what you are up to in Clackamas!  I've never flown out of Aurora, but look forward to doing so, maybe I'll run into you up there one of these days.  Might I ask, what strategy do you invest with locally - are you able to make buy and hold successful and with what kind of numbers?  What marketing methods are you using to find deals in this area, if you don't mind me asking.  Thanks again!

@Ben Winchester thanks for the welcome, I see we are in a similar boat.  I'm seeing the same kind of trend around PDX.  Around here deal-finding for cash-flowing rentals of any size seems to be a major hurdle.  I think there is great wisdom to finding what investment niche is working in the market we are in.  I'm sure there are plenty of investors that have successful buy-and-hold portfolios around greater Portland. I would like to know what method they are using to find deals and how much meat they have on the bone when it is all said and done.  It seems that 1% would be very reasonable for properties that are nearly turnkey, but the only ones I come up with are in need of major rehab/restoration which makes me question the true end-state - my estimating skills are far too neophyte to tackle a major rehab that close to the margin.  Otherwise, what investment methods have people found that are truly profitable in today's market?  

I'm looking forward to meeting up with Jay.  I think his insight is invaluable, and based on the many facets he has been involved with, there is more there than I can process.  I'm hoping that at the very least, my one marketable skill (flying) will add some value to his endeavors as well to compensate for my complete lack of relevant experience in this realm.

It's ironic I have a friend with a couple of wood-based businesses in Monmouth who was interested in timberland investing like Jay describes on his show.  That was before I had even heard of BP.  Small world!

As far as Estacada goes, I think it may be just on the verge of becoming a more lucrative area - not to say that strong market prices haven't influenced out here as well because they have.  But for years the storefronts on the major roads in town have been 70% vacant, and many of the buildings were dilapidated and stigmatizing the remainder of the properties.  But, a few years ago, the city did some infrastructure improvements downtown and many of the businesses freshened their facades.  Now, at least downtown looks nice and is filling back up.  A few months ago, they knocked down one of the major eyesores and are putting up a brand new building for Dollar General.  It's no Fred Meyer but it's progress.  I hope that makes the place more attractive to other businesses and maybe the gentrification will continue.

@Karen Margrave, thanks for the welcome!  I'm getting that feeling about the area, so I'm open to looking around for opportunities with a much wider net.  Turns out I seem to spend a fair amount of time in Orange County as well with my job, but quickly abandoned my So. Cal. real estate investigation as it seems much more capital is in play there than I'm comfortable with starting out.

@Jay Hinrichs, I love flying but it's been awhile since I've been able to do it on my terms.  It sounds like UAO is one of the places where fun flying is alive and well!  I've flown professionally most of my adult life and had a lot of fun and a lot of "interesting" moments, ingredients which make me much more tempered these days.  What do you have out there?  I've been looking for ways to reduce the amount of flying I do because my family's welfare depends on it and fly more because I enjoy it, maybe real estate can make that goal a reality (someday)!

Hello BP!  This is my first post as a member of this community, although I've been on the sidelines for a few months learning from others' posts and listening to podcasts.  I have my brother to thank for steering me in the direction of this community, and am grateful for it with so many tools and valuable inputs available.

My wife and I are real estate neophytes, but are looking forward to the opportunity to gain experience and grow a venture with our family.  We own our home in rural Clackamas County, and remodeled it inside and out with our own labor.  We hope to parlay that experience and our sweat equity to become active investors in the area soon.  

I have been a pilot in the military for 10 years, and currently fly for a major airline.  I have an engineering background, but no investment experience other than the purchase of our current home.  I am interested in building a portfolio of multifamily and/or commercial assets with a buy-and-hold mentality, but realize there are many avenues for transacting real estate that can be lucrative based on market conditions and expectations.  

Open kimono, I'm slightly skeptical of Portland and surrounding areas to the extent that recent investment trends (from what I can gather) seem to favor market appreciation over sustainable cash flow.  I'd love to hear other's perspective on what are the indicators of a "good deal" in the local area and what strategies seem to be working better than others.   

I look forward to hearing more and I thank you in advance for your time and efforts on BP.  I know how much I've learned already and am excited for the future!
