I'm sure this has been asked before and I apologize for the newbie question. How do I get a realtor to talk to me if I see an ad in the MLS I am interested in to buy as an investment if I don't have funding arranged. And how do i arrange funding if I don't have a property lined up yet. Most realtors seem to want proof of funds before they will even talk you. Most lenders want to know the particulars on a property before committing to funding. Maybe I am making this too complicated, I hope.

The Rental Property Analysis calculator here on BP works great for a long term rental with steady monthly rent(s). Could it still be used if you knew what the total previous year(s) total rental income was for a vacation rental by dividing that by 12 to get an average monthly rent? Is there another tool or way that would be better to use to analyze a vacation rental purchase?

Hello I am a new investor who is looking for funding for the purchase of an overnight cabin rental property in the Gatlingburg, Pigeon Forge, Sevierville area of Tennessee.

What are some of the best ways to purchase an overnight vacation rental property with either no money down or very low money ( my own ) down to keep as a long term investment?

Take a look at the Great Smoky Mountains area of Tennessee, in particular Gatlinburg and Pigeon Forge.

I live about 2 hours away from an area that was just named one of the top ten tourist destinations for vacation rental cabins. I currently have an SFR rental that was a former residence, but I do not have any experience with owning a vacation rental. I like the idea of more cash flow from a nightly rental but have no idea of how to actually purchase one with no to very low money out of my own pocket. Any advice and suggestions would be welcome.
