Not using a realtor. I just used the state contract and attached an addendum with a couple modifications.

Thanks. It's for a wholesale assignment. The property is probably best suited for a buy-and-hold investor, so title insurance / CYA would be good for my buyer. I'll give them a ring in the morning.

Hi, everyone. I'm looking for an investor-friendly title company in Tulsa, Oklahoma.

Also, I'm used to closings in Texas so the OK state contract seems a bit strange to me. If anyone has a simpler agreement they've used in OK for just a basic investor cash purchase, please let me know.
