Samuel Sedore I've been looking at the area for the last 16 months to buy our primary residence and have noticed a 5-7% appreciation. It is dependant on the area of Stoney creek, there is more appreciation near the water than there is on the escarpment side. Those are my estimates but they aren't exact. Giuseppe Pavone might have a better idea On the specifics. I don't own any rental property In the area yet so I cannot comment on cash flow

Thanks Matt, Paul and Giuseppe for your messages. I'm very excited about the area. We just closed a few weeks ago and we are undergoing some renovations to make the space are own. Once that's finished and the wedding is over ( yes, it's a busy year), I'll be in full gear to start delving into some deals. However, I am still reading and trying to learn everyday about the world of real estate investing. Paul thanks very much for the pointers and those areas of further research! I will get into those shortly. Giuseppe, we are completely opposite, I have a rental property in Ancaster and am currently residing in Stoney creek. I would love to speak to you more about the Hamilton area and possible opportunities for investors.

Hello everyone,

A friend of mine told me to listen to bigger pockets on my podcast last week and I've been listening multiple times a day ever since. I am a beginner investor, with one tenanted single family home. I am looking to expand my portfolio slowly this year as I just purchased my first home for primary residence and I am quite busy settling in currently.
