 Going to depend much more on more details / your personal situation - all things equal you will probably get better rate/terms on conventional if you qualify for both

We don't own any other properties other than the investment property we just purchased. We rented prior to moving overseas. For US government purposes, our legal residence is a family member's home where we stay when we are in the US.

 Thanks - will likely have to be an exception but definitely possible since the story "makes sense" from a lender's risk perspective

Do you own your primary residence overseas or have you owned a primary residence prior to going abroad? That might be the biggest hurdle - but otherwise, I'd check out "DSCR Loans" which are the perfect option for people like you looking to buy rental properties w/o W2 or DTI

They are currently considering two buildings. One is being used as a church/special purpose building. The 2nd they are considering is a retail/mixed use building. They are looking for a location to convert to a private school. Thanks for reaching out!


 This is definitely going to be a bit tricky - have you reached out to someone at Velocity Commercial Capital?  They might be able to help (rate will be very high for your client though)

I've never come across a DSCR Lender that will do credit that low - pretty much the lowest you will see is 620
