I'm actually in Pace Morby's course and It's worth every penny. You'll actually learn a lot more than subject to be honest. @Aaron Lietz, I asked those same questions when I was doing research to learn wholesale. I was a traditional buy and hold landlord that was relying on the MLS and wholesalers for my deals. I asked myself, Why don't I learn how to get these properties myself. So I did really hard research and Pace Morby's Subto program made more sense to me with my goal to build a huge portfolio. I've been in his course for 6 months now and all I can say is WOW. It's more than just Subject to and Wholesale. I've learned about advanced tax strategies, Anonymity business sets ups, Sales training, several creative strategies and on going daily accountability zooms. I'll be 100% honest, I'm feel embarrassed that I paid so low for a lifetime mentorship that's continuously benefits me to this day. However, it's just like anything else, It's what you make of it. I come from a bodybuilding background. I researched how to transform my body for 10 years online going in circles. I hired a coach for the first time and implemented every step to his program and What I wasn't able to do in 10 years I did in 7 months. So you can go in these programs and thrive or you can go in, have a bad experience and down talk. I've seen that with everything.

I'll be honest, I was very hesitant on joining Pace's mentorship with all the "GURU" talk that's out there, however, after joining, I can honestly say it was one the best decisions I've made. The value, I'm getting right now is invaluable and it keeps getting better with the lifetime mentorship. I don't have to worry about getting kicked out after a year.

I'm in the Pace Subto Mentorship as well. I did a lot of research before joining and spoke to several of his students. I bit the bullet and signed up and I can honestly tell you, it's the best decision I've ever made. I personally think the mentorship is too cheap in my opinion. DM me if you have further trepidation. @Geoff Husa Above and beyond are the exact words I’d like to express as well. I was very skeptical to join the group. I spoke to about 10 students mainly to find out the cons and see if I could handle them. I thought it was a joke when I couldn’t get one person to tell me anything bad about the mentorship. The only thing kinda bad thing they told me is that there’s an abundance of information where you have to pace yourself and not try to take it all in at once. After getting a sneak peak of the value he provide, it was a no brainer for me to sign up because I felt the that price of the program Was too cheap and it’s bound to go up in price. Now that I’ve been in for a few weeks now, I’m blown away and honored that I got in when I did.

Ok, I get there's a shortage nationwide especially here in palm beach county. We've seen 10 to 15% price increases on homes that are selling quickly. However, I'm now seeing this with rental property as well. I have clients that reached out to me with a budget of $3600 a month to rent a modest 3/2 home with a pool. I told them that's a healthy budget so this should be easy. I was in complete shock that everything we found that was decent was either gone in a matter of hours or in a bidding war. Am I missing something? Are we getting a lot of migration from the north?

I'm having the same problem with rentals down here in South Florida. I have clients who are willing to pay $500 over asking rent and it's been a bidding war. We are coming into season in Palm Beach county, but I've never seen it like this especially on rentals.

Hmmmmm 5 year thread and not ONE recommendation of a good coaching program or any successful deals from happy clients. I'm trying to avoid the analysis paralysis approach when it comes to choosing a coach. I've been researching for a while. I'm a big believer in hiring a coach because in my bodybuilding background I failed for 10 years until I hired a coach and got results in 7 months. I simply got recommended to him and I was able to see the results of his clients and had plenty of opportunity to get honest, good and bad feedback from them. I see Real Estate is a different game when it comes to "coaching / gurus". I won't give up because I now finding a good coach/mentor is important. I hope I don't have to go through a very expensive trial and error route to find one.
