Thanks for the thought, I appreciate it. My husband and I both have heart perfect credit scores, so we're looking to put them to work for us. I also have a connection to someone offering me financing opportunities, so I feel have that part pretty set. 

I'm definitely not making legal decisions based on anyone's reply, just interested in some input as to what other's did, if in a situation involving several states. I'm interested in buying more real estate and want to separate it from our personal properties. Thanks for the reply. 

Any input on starting an LLC for real estate? We are active duty military, currently own a rental property in Louisiana (where we are originally from), live in Florida, will be moving to Nebraska next year, and will likely retire somewhere in the south. Im interesting in buying more property, likely a condo in Florida, and possibly something close to us in Nebraska. They will all be rental properties. Or wondering if I should start the LLC in Louisiana and just stick to buying properties there? Thanks for any input!

I would say it would depend on the type of renovations he suggested... if the property is safe to live in, I don't see why you can't rent it out. If it passed a VA inspection, I would think its ok. If the home is remodeled you can charge more rent and the property manager would get more commission... I have rented out my property (also VA loan) for 9 years and the only thing my property manager has recommended is fresh paint or new carpet once and pressure washing the outside every few years.
