Hi all,

What are people's thoughts on small town investing. If you do use this method, do you have certain criteria (ie- current pop, expected pop, occupancy, etc)? Thinking I found a solid deal in a small town but the population is only about 3500 with small growth.

Pros:

Less competition

Cheaper

Good cash flow

Cons:

Low appreciation

Hard to find tenants fast

Hi All,

I am a new investor and grinding to get my first deal with my partner. We have a couple properties that might fit our bill. I have done a ton of research to see what certain metrics and stuff things look at, but wanted to hear if anyone has any other important things they look at?

- Do you use the 1%, 70%, etc rules?

- Do you make any moves before talking to _______ (appraiser, contractor, etc)

- Do you like doing cash or loan?

@Mitch Messer Thanks! I'll grab a snippet next time im on there. It looks like most are just one page, just saying who the lender is and how much is owed :(. I found 1 that showed the address. I'll keep playing with it.

So i know it is public to get foreclosure notices on your county website. However, when i am reading the notices, they don't mention the address associated with it. Is there a way to figure that out? How are people contacting these people without basic info like that?

Hi Guys,

New investor coming around the bend!

Thinking of different options of acquiring potential buys, and I think driving for dollars can, if utilized correctly, be an excellent method. Has anyone had success with it? What is your strategy in doing so?
