This may be in the wrong spot as it is actually opposite of DIY - Sorry but thanks for reading.

If I should repost elsewhere, please let me know.

I need a single run of 50 ft seamless gutter (2 downspouts to the ground) for a ranch house in Crown Point,IN.  Obviously a very small job.  Does anyone have a recommendation as to who  may be willing to take this on?

Ball park I should expect to pay?

Could you not amend your offer "contingent on receipt of said appraisal stating $xxx appraised value?"

From a practical standpoint, the posts above are correct.

However, a purchase contract is just that and can have a multitude of "odd" terms if the parties agree.

Not necessarily a direct comparison but I purchased a farm that was under cash rent.

We were closing in June and I stipulated in the contract that I receive the entire annual (paid in one annual payment) payment that would be due in October.  The seller countered with a stipulation that I then pay the property tax for the entire.  Both parties agreed and thus it was....

Congratulations. Nice profit. However I don't think anyone mentioned yet the NICE part was obviously the BUY Purchase price + rehab was 42% of ARV. Is there a particular story? Please tell....

You say it "has some benefits."  Please give some examples as I literally cannot think of a single one.

By the way, I have to horse in the race, just a consumer looking for education.

As to your statement of borrowing against cash value, you could invest you money at a better return and borrow against that balance as well.

I did not read every post - But in the short term,to heck with everything else!  Get out and secure your OWN safety!

I really hope it is just you and not a family.  Regardless of the "cause' you are certainly in more potential danger being there than not being there.

Get out - get safe - search and sort later.

I obviously do not understand this scenario.  Please enlighten me.

I just lent you $95,000.  I have collateral of house.  I have $95,000 less in my bank account.

Now I will sell this note for less than $95,000 (Excepting for the few payments.)

I put the note sale proceeds in my bank - BUT Now I have less than when I started.

How is this good for me?

Lemme guess:  The ol' "Make it up in volume joke..??..??)
