Quote from @Matthew McKee:

Sounds like you’re acting as a private lender, there are contracts for that but in this case I would highly recommend getting a real estate attorney involved.

Like I said in the post they don’t go off your credit just the property value

I would fund his money for the house with a heloc I have and the property he can get is way under market value coming from his dad. His credit isn’t good enough he would need a conventional loan and it has a deck that wouldn’t let him qualify. and the heloc wouldn’t look at his credit just the property. If I had a contract written up what do you think it is also a duplex he lives in

Can I buy a house for a buddy then in 45 days after being in his name he gets a heloc on the property and pays me back with interest

Thanks buddy by chance do you know if I can use that money on auction/online auction property

Remaining amount? Refinance rite after closing?

If I do a 1031 exchange I know the property has to be equivalent or  more but can you put just the down payment on that property or do you have to purchase all in cash and also can you 1031 into a auction property some how thanks in advance
