As long as you see better deals that meet your criteria, with enough safety, you will feel more confident in pulling the trigger.

I'm seeing a lot of good deals and I have cash on hand.  I know short term there will be potential issues but long term it will be good.  Do you feel it's too early?  I saw a deal for 30%-50% yield near a college campus.
