Thanks for all the input guys. I think going with my gut and not partnering with him is the right way to go.

Hey everybody, I have a bit of a dilemma I would love some input on.

I'm a beginning investor. I actually just closed on my first two unit property. Now that I'm done with this deal I'm looking forward to the next. After buying this rental I've realized that I can't continue to buy rentals without building more capital, so now I'm going to do some flips. Here's where the dilemma starts.

I've been struggling to find a partner in my area to go in with me. Everyone seems to want to see me do one successfully before they partner with me.

A coworker of mine heard that I was looking for a partner and has said that he's interested in doing this with me. I would be very excited to have found someone but in my experience this guy has not been a man of his word. It's really all been little things like him bailing on plans we made without telling me, or telling me one thing and a different coworker another thing.

I think with money on the line he might be more reliable, but I'm struggling with the decision to team up with him or not.

Any insight on the situation would be greatly appreciated.

@Andrew B. I agree with you. I know of many people that would just do it inside.

It is Oregon so you're definitely going to run into pretty often.

Well good luck! It took me quite a while to find something in my area that would cashflow. I'm sure you'll get it though.

My closing date for my first deal is coming up on January 10th and I can not express how excited I am.

It is two single family homes on one lot in Lebanon, Oregon. I have a tenant lined up for one of the units already and they will be paying for 2/3 of the mortgage.

I'll be living in the other for a while until I'm allowed to rent both sides.

I should be able to sub divide the houses, and based off comps it should raise both property values by an average of 40000 dollars. I plan on using that equity to start flipping homes.

I just wanted throw this out there too share my excitement with everybody and to say thank you to bigger pockets. Everything I know has come from them. I feel more in control of my destiny than I ever have and man it is liberating!

Thank you everyone for your suggestions. I have ended up going with cozy. So far I really like it.

Hey guys, my name is Rob Wentland and I'm a beginning real estate investor in the willamette valley here in Oregon. I am just about to close on my first rental here in January. Once I close I will be out of capital for a bit until I can get enough saved for another down payment. In the meantime I decided I would start trying to wholesale some deals to get my capital back up. I have learned a lot about the process from listening to BP podcast and other sources, but I still don't know about Oregon's specific laws surrounding wholesaling. So far none of the title companies I've contacted have been any help. None of them even seem to know what wholesaling is. I would greatly appreciate If anyone could share some wisdom about wholesaling in Oregon.
