@Nicholas Groover ABC's of real estate investing is a great book. I rented it from the library and bought it after. What is your strategy? I have learned more from listening to the Bigger pockets podcast and reading articles on Bigger Pockets  than some of the books I have read.

I am a new investor as well. I just closed on my first tri-plex on the 21st of this month. My wife and  I just looked at a 6-plex today. I would find a good real estate agent that understands what you are looking for. I invest in Ohio and PA as of right now. My Ohio real estate agent is wonderful. My first house is in Ohio guess were the 6-plex is? Ohio as well (Good Real Estate Agent). I am still trying to find a PA agent that is good as my Ohio agent. The funding part.. Do you own the house you live in now? I took out a home equity line of credit for my down payment and a conventional loan for the house. So i have $0 down out of my pocket.  This is one way for funding. I would recommend listening to the podcast on @Biggerpockets , reading a few books and articles.

@Christopher Lane My wife has always been supportive of me.  However, she was struggling  as well to see how this would make us money. She did not see the bigger picture of how investing in real estate could replace one of our day to day jobs. So one day we had a three hour drive and she was doing work form the passenger seat. I asked her if she wouldn't mind if I listened to a podcast I like to listed to on long drives. Me being me I put on a bigger packet podcast within 15 minutes into the podcast she stopped working and was intrigued in the podcast. We listened to three more that day. She  also just finished reading Rich Dad Poor Dad, that I recommended she read. After reading the book and listening to the podcast everything clicked. We just looked at a 6-plex today that needs rehab. The old her would have said no as soon as we walked into the building. She looked at me and said lets put in a offer. Hope everything works out for you.

@Carson Kesner I have a tenant that pays 6 month in advance. I have no problem with this tenant. I would talk to an attorney in your area.  For an hour of his or her time will cost you around $125 and the best advice you will receive. I do not see anything wrong with this. If you have him on a 1 year lease he is locked into it  for a hear.
