I'm a novice real estate investor and I'm not sure if this is a, dare I say it, dumb question, but, I need a little clarification on something so please forgive me. Here goes: if a house has $40,000 in equity and the mortgage payment is $200 a month, does the mortgage AND the monthly rent payments both work in conjunction in paying off the overall mortgage or are they separate? Rookie question I know, but please help me clarify, I want to understand all, even the tiniest kinks. Thanks!

Exactly. That's what I would ultimately dread. I already know about most of the particulars such as the 70% rule 50% rule, 2% rule, why ARV is important, debt-to-income ratio etc etc. Although I am still studying and have a wealth of knowledge that I would need to accumulate in order to know what I am doing as opposed to just assuming or guessing. All I am seeking now in conjunction with my studying is to find out how to adequately apply it all and what strategies I can use and what ones to do without. And overall, just how to get started in general.

That's good to know. I'll continue to look into it though. I would hate to have to travel to the seminar and not get any useful info on the subject as wholesaling is going to be my REI vehicle upon me getting started. Plus, if there will be a big upsale at the end of the seminar, I would basically be paying for what I'm not looking for. It seemed informative, but I guess I'm gonna have to pass.

Yeah. He is holding a seminar here in Indianapolis. I'm booked to go next saturday on the 21st. I'm hoping to gain more knowledge on wholesaling.

My name is Robert Taylor, I am a new investor from Indianapolis, IN and I am brand new to real estate. I am seeking to gain as much possible knowledge as I can about wholesaling before I go out and take that first step.
