Hey BP, I am looking to devise an effective strategy and system(s) for marketing to absentee-owners.

As a new investor, I am seeking recommendations of how to market to delinquent property tax owners. Should I purchase a list from a reputable 3rd party? Should I contact the county (Harris) for an updated/accurate list? How do I filter the list? What data is crucial and what to discard? Should I outsource? Cost estimate for a successful marketing campaign? etc...

Here's a scenario: (true case)

1) 5/3 sqft: 2437 SFH one-level

2)  $450 per resident

3) zestimate: $171,447

2 residents share a room. 2 residents share another room. Resident manager have another room. The other 2 are single occupants. No upper fixtures/appliances. Low maintenance. 

ALL residents are 55+ (no stairs to climb)

I am looking into first creating a non-profit for purposes of acquiring, rehabbing distressed housing; then renting out rooms to seniors/55+

Here's a thought. Had you considered renting the rooms instead of renting to a family? Personally, I am looking into creating a non-profit to provide temporary housing to seniors/ 55+
