8 properties and 1 building lot available in Wilmington Delaware. 7 of the 8 properties are currently rented and bringing in $5750 a month. They are on month to month leases. 1 property is vacant and just needs cleaning and a paint job to make rent ready. All rents are currently about $150 below market rate and could be raised. You could put a garage or build a property on the lot and increase the rent roll even more. $320,000 buys all 9.

Can anyone recommended a good property management company in Philadelphia that specializes in section 8 properties? I have properties in the west philadelphia and surrounding suburbs that I have been self managing. All the properties are rented in the section 8 program. I want to get professional management in place so I can focus on growing my portfolio going forward. 

steve spiro contracting. I've used steve on everything from small cosmetic jobs to a house that burned down and needed to be completely gutted and rebuilt. He works very quick and has reasonable prices. Look him up on Facebook for some pictures of his work. Bigger pockets won't let me post his phone number here

Joe thanks for the reply.  That's what I'm going to do. I'm gonna get my agents license and then find a broker that I can hopefully pay a flat monthly fee for hanging my license with then I can continue to self manage my properties going forward.

Anthony, thanks for your response. That's exactly what I want to do. I was going to get my agents license, form a llc and continue to self manage my properties that way. The only problem is the lender is asking to see a brokers license as well. It takes a long time to get a brokers license so I would have to have someone else sponsor me like you said. Where would I go about finding a broker to do this? How much does it cost?

I have been buying and renting properties in Philadelphia for a few years now. I have been using a private lender that lends up to 75% LTV over 30 years. The problem I have ran into is the lender is requiring me to use a property management company for all the deals we do going forward. I am wondering what is needed to form your own property management company in Philadelphia. All the lender wanted to see was a copy of the management agreement and the brokers license.

I just had a 5 bedroom 2 bath single family home burn down. It's a row home in west Philadelphia. I'm gonna start to fix it in a couple weeks and I was wondering if anyone could recommend a good contractor in the Philadelphia area. I have fixed up other rental properties and got them rent ready in the past but nothing this big so I'm gonna need to bring in some help. Any info anyone has would be appreciated.
