I got a couple of years of experience doing fixes and holds and flips.

Its a 12 month project contractors say 8 months. I like to play it safe.

My exit is to refi out the loan. If I can't ill just sell it.

@Erik Estrada arv should be 900k . Which for the rehab is way under 70%. Have you used any banks for a project like this?

@Matt Cartwright I've got experience flipping house and buying and holding. Just wanted to know of there is a good bank with high chances of approval before I try hard money.

@Dave Skow yeah I just wanted to know if anyone had some experience working with a specific bank that got it done.

@David Bilandzija based off of a 9 to 10% cap rate it should be worth 900k

Does anyone know of any good websites for virtual assistants? Some task I need accomplished are:

• -Skip tracing
• -Cold calling
• -Acquisition leads
• -Pulling comps,
• -Filling out contracts,
• -Entering data into CRM and deal analyzer tools,
• -Organizing contractors
• -General logistical paperwork
• -Phone calls

Also any advice on what I should know about virtual assistants, or any recommendations?
