I don't want to discourage you but, I've had this situation before. I would not buy a property with tenants in it. It was a disaster. There is a reason the seller is selling a property that is producing positive cash flow.  Take your time with this and be careful not not get emotionally attached to any property. Hope this helps

Is it possible to invest in a state that you do not live in? I've heard of people investing in states they have never been to.

As a former real estate investor who lost everything, when I begin investing again, should I purchase properties under an LLC? I'm told I will be protected personally by doing it this way.

hello everyone my name is Robert Phillips. I am from Chicago and I currently live in Matteson, il. I did well as an investor between 2005 and 2008.  I was one deal away from quitting my job. I acquired this success with no mentor.  But then the "bubble burst". When the market tanked so did my investing career. I want to get back into investing but I want to learn to do it right.  Needless to say I am still working for someone else.  I am open minded and ready to go
