Looking for advice. Newly established (last four months) contractor here. Long term goals are fix and flips of my own. In the meantime I have been looking for out of state investors or even locally. Figured out of state since most investors locally have their set crews. Any tips on how I could connect with some? Ones that are actually serious because the ones I’ve come across only one of them seems serious but yet to be fruitful.

Quote from @Abass Aden:

Welcome! Wholesaling is definitely a learning process, but here are a few tips to help:

1. Build a reliable list of cash buyers.

2. Research the areas you want to focus on.

3. Get comfortable with contracts and paperwork.

4. Focus on negotiating great deals with sellers.

5. Stay organized and keep track of your leads.

6. Attend meetups (that’s where I made friends with other wholesalers and learned from them).

Good luck, and take it one step at a time!

Hello all. Well I have been thinking heavily about giving it a go at wholesaling. I get the general gist of it but also know it’s a little more complicated than the videos make it out to be. I was wondering if anyone here can offer some guidance. Tips or tricks that would help make transactions go smoother. Or just help this whole journey I’m about to embark on go as smooth as possible

Contractor here in Ohio. Things are pretty good around here. I’m in the Toledo area. Smaller city than Columbus and Dayton but great potential

Hey David. Thank you I appreciate the advice. Still on a learning curve.
but for me the Toledo and surrounding areas. The shape of the properties varies. There is an abundance of single family properties. I think starting off that would be my main focus multi family in the future. I have numerous in mind that I saved on Zillow and Redfin. Also have a realtor buddy that is willing to give me leads when any off market properties pop up.

If you’re here I would like to thank you in advance for taking the time to read this. I am in the Toledo Ohio area and have always been on the contractor/worker end of things recently have been wanting to take the leap into the other end of the spectrum. Honestly has been something I have been wanting to do for years but I guess I was just comfortable where I was at. Well here I am finally. I guess I should tell you a little about me and what was my pushing factor. Growing up in a roofing family I got put to work early.  Over time I branched off and worked in the various other fields building my skills and knowledge. I guess I always played it safe because of the security blanket it offered me. But since my youngest was born it all changed. He was born in kidney failure and later we discovered he has liver cancer. Because of these reasons we spend more time than we like in the hospital. That being the case any job with normal hours is out of the question. Which pushed me to make the leap and here I am. Naturally my biggest hurdle is the capital to fund the projects. My hopes are to find a partner/investor to help me get started. I know it’s a slim chance but any chance not taken will never be realized. If there is anyone willing to take a chance no matter how small I promise in the end it will be worthwhile.

Hello all. My name is Roberto. I am contractor in Toledo Ohio. I have been in the business for years but recently made the jump into entrepreneurship. My company’s name is Glass City Rehabs & Restorations. Recently established I am here in hopes of learning as much as possible on the real estate side, as for that’s my long term goal. My aim is to get into fix and flips as well as rentals. The are I grew up in declined severely and I am hoping to do what I can to give back to the community and raise the property values. I plan on starting off on the contractor side. Working with investors and doing the rehab work in order to build up revenue on my own to get into the real goal. If you made it this far I want to thank you for your time in reading my post and look forward to future connections.
