At this point, if the website is in your name or business name or can be traced back to you in any way, then you will likely have to pay the fine.

Don’t put your website on the bandit sign.

Look into a service called call rail. You can create a number on their service and use that number.

To distance yourself further, you can buy a prepaid that can not be traced back to you so use cash for this purchase. Use this phone to forward your bandit sign number

Manufactured homes are currently something I do not know a lot about.

4 bed 2 bath w/den

1848 sqft

Built 1995

Monthly payment $568

Seller owes about $48k

It’s in a manufactured home community and lot rent is $410

I have a few questions.

Can I sub 2 manufactured homes?

Can I wrap these?

Is this mfg home worth $50k???

I’m told these are not real property.

Any feedback will be appreciated!

When acquiring properties subject to, is it necessary to have title insurance when you are going to do a wrap on that property?

Is that something that the end buyer should be responsible for or is it not even necessary?

So a buddy of mine started putting out bandit signs to see if it worked. He started putting them out with my number of them as “research” before he put his signs out. I didn’t mind, especially since I got 3 leads off of them.

Any how, since it seemed to work, he decided to start marketing his own number on his own signs. He has not gotten the same response as I did. So far, he’s gotten 2 prank calls, the police called him from one small city, code compliance caught him placing a sign and he has only gotten 1 lead so far.

My question is, how does this work for everyone else? I see these signs every where. So I’m assuming they work.

Fort Worth, Texas and surrounding area is my market and it’s very saturated market so I’m wondering if it’s worth it.

@Don Alder-LaRue the house is on a two acre lot. So I don’t have to worry about the park rules.
