Relatively new to RE and started looking at some Auction.com, Homesearch.com, Hubzu.com properties in Columbia, SC area.  I'm finding myself wanted to bid on 2-3 properties but obviously need to do a title search to check if property is clean.  Is there a cheaper way to do title searches than paying someone $200 a pop to do the searches and maybe I won't even buy the property?  I know it's better to spend $200 than get stuck with a $10,000 lien but if i do 10+ searches a month, it gets pretty expensive.

Have you purchased from Auction.com before...heard many mixed reviews so far and would love to hear your experience with them.

What are those pdf documents on the bottom of the page. It has a high dollar amount on those documents. Are they liens on the property?

Every time I've looked at a property on that site, right below the details there's a pdf attachment. I open them and they have a title letter with a certain amount. Is that amount a lien on the house?

Thanks for the insight and helpful information.  I've done my homework just having a hard time finding private/hard money lenders.  Will continue to look/network/search.  Again highly appreciate all the information as it is critical when starting out.

Hey guys, I'm Rob from the Norfolk, VA and I am brand new to real estate investing and currently looking for avenues to get started. I retired from active duty in 2011 and went to work on a regular desk job and I've realized this is not for me. I have just put together a package to start my LLC and have gather a team of 2 realtors and an awesome contractor and I'm eager to get going. I want to build a portfolio of flipping single family homes in the Hampton Roads area of VA but I also travel a lot to Lexington, SC so willing to do deals around that Columbia, Cayce, Lexington area as well. Currently looking for a reliable hard money lender to do some of these deals. I'm willing to put some of my own skin into the deals so you know I mean business. PM if you feel more comfortable but I'm 100% smarter after being a member of BP than before I started so thank you all. Any help towards a reliable lender would be highly appreciated.
