someone called off one of my signs and has a house that is underwater and has tennants, is there anything from a wholesalers side that can be done with this situation? I haven't talked numbers with her yet to know how much underwater she is. It's in Wesley chapel, FL. If anyone in Tampa bay has experience wholesaling these types of deals I'd have no problem doing a JV and taking less than half (maybe 60/40) so I can learn how to do them.

@Robert Musallam sorry for late response, I have run comps and know what the ARV is, at the time I asked I wasn't sure what to offer if ARV is X, from what I understand from reading since I initially asked was that Its a good deal if i do 70% of ARV then minus repairs, and then put the price below that whatever I want my assignment fee to be.

@Robert Musallam I have a question for ya. I have 2 people I spoke with today who are interested in selling and not sure how to underwrite these deals to know what I should offer or if they are good deals. Any advice?

@Robert Musallam Thanks man, I appreciate it! Right now since my marketing budget is pretty much $0 . I am going to be cold calling absentee owners to find out who wants to sell their house cash. and am also going to get car window decals for my car and my mothers car (combined we drive about 100 miles a day each) . since you mentioned, i was thinking of doing something like this for the car decals "I buy houses Cash. *Phone Number*. Any Condition (Having it 3 lines, i buy houses cash on top, phone number in middle and any condition on bottom.) and the other thing im doing is any absentee owner who lives near me I am going to go knock on their door. (I have sales and telemarketing experience so Calling and door knocking don't bother me.) Hopefully those 3 things will be enough to get me at least my first deal. Then I plan on taking 25% of profit (more if need be) from each deal for marketing.

@Mario Mendez I am a realtor so am using the MLS to get the contact information for absentee owners who purchased the house 10+ years ago. Then I'm using whitepages.com to lookup the phone numbers. Doing this grunt work cause im too broke right now to buy lists and pay for a skiptrace service. i'll use those once i get my first deal.

I've lived in the Bay Area (Sunnyvale for a year but have been all throughout) the Tampa Bay Area is quite different, the vacant drug homes here are quite obvious that they're drug labs haha

so I'm starting a wholesaling career with my wife in wesley chapel, FL (will be attending the tbrei meeting this Thursday) and had a question about finding our first deal. I am a realtor and have mls access, have been going through the mls in various areas around the Bay Area getting addresses of absentee owners and then using whitepages to look up phone numbers to said owners. How many phone numbers will I need to generate my first sale (I plan on getting and dialing 500 numbers this week) I figure this is a decent way to start because my marketing budget is $0 so can't really afford to send mail or get bandit signs at the moment

Hey guys. I'm brand new planning on starting wholesaling in the Tampa Bay area. I am a realtor at the moment but just love the idea of investing. I will be attending the local investor meeting ( TBREIA ) next thursday on 5/19 if anyones going would love to start connecting.
