Experienced investors what are the pros and cons of investing in a condo or apartment for your first rental property or flip? I can see the cost to entry being a positive one but I am looking to weighing all the options and scenarios.

For the early investors who put majority of their cash into their first few deals. If you are using the BRRR method do you need to have liquid reserves when refinancing? I know buying a investment property with conventional financing depending on credit you will need 6 months or more reserves. Thanks !

Quick question.. how much does the typical hard money lender expect the investor to bring to the deal? On average is there a percent or does it vary by lender? Thanks!

How so you know if a deal is good for seller financing? Also any advice on how to appreciate the seller about this strategy?
